Physical Stamp Paper — How to Print & Use

Buy non-judicial stamp paper (or pay duty via e-SBTR/franking, depending on your state) for the amount shown for your state on the form above.
Print page 1 at Actual Size / 100% (not "Fit to Page") directly onto that stamp paper — exactly like our affidavit PDFs.
Print page 2 onward on plain green ledger paper (standard legal continuation paper).
Both parties sign in front of two witnesses, then register the agreement if your state requires it (see the registration note for your state on the form).

E-Stamp — How to Print & Use

Buy an e-stamp certificate for the applicable amount through your state's e-stamping portal (linked from the registration note for your state on the form).
Print the entire PDF on plain A4 paper — there's no special first page for e-stamp, since it isn't printed on pre-designed paper.
Attach the e-stamp certificate to the printed agreement, sign in front of two witnesses, and register if required.

Buying the e-stamp and digitally signing it directly on AffidavitWala.com is coming soon.

This generates a standard starting template for the states listed above, not a substitute for legal advice — for high-value, commercial, or unusual arrangements, have an advocate review it before signing.

Rental Agreement — Frequently Asked Questions

What is a rental agreement / leave and license agreement?

A rental agreement (in Maharashtra typically called a leave and license agreement) is a written contract between a property owner (landlord/licensor) and a tenant (licensee) setting out rent, deposit, duration, and other terms for occupying a property. It's typically executed on stamp paper or e-stamp and, depending on the state and duration, may need to be registered.

Is an e-stamp rental agreement as valid as one on physical stamp paper?

Yes. E-stamping is an official, government-recognised alternative to physical stamp paper in states that support it, and carries the same legal standing once the correct stamp duty is paid. Which option to use is mostly a matter of convenience and state availability, not validity.

Do I need to register my rental agreement?

It depends on your state and the agreement's duration — for example, Maharashtra generally requires registration for leave and license agreements regardless of term. Check the registration note shown for your state on the form above before finalizing your agreement.

Can AffidavitWala.com generate a rental agreement for any Indian state?

Currently AffidavitWala.com supports Maharashtra, Karnataka, Delhi (NCT), Tamil Nadu, Telangana, with more states being added. Each state's agreement reflects that state's stamp duty and registration requirements.

How much stamp duty do I need to pay for a rental agreement?

Stamp duty for a rental agreement varies by state and depends on factors like rent amount, deposit, and duration. The form above shows a stamp-duty summary for your selected state — always confirm the current amount with your state's e-stamping portal or a local advocate before purchasing stamp paper.
